Property Services in Bangalore

Buying, registering or taking over a property in Bangalore means six sets of records — title, agreement, deed, khata, tax and electricity. Sevantay manages them end to end through our verified professional network, with a clear quote before we start: an Encumbrance Certificate is ₹1,179 (₹999 + GST), and the after-registration package that moves khata, tax and BESCOM into your name starts from ₹17,500.

Choose your stage

Most property problems in Bangalore come from doing these steps out of order, or skipping one. Start wherever you are.

1

Verify

Is this property safe to pay for?

Check the title chain, encumbrances, khata and tax record before any advance changes hands.

2

Agree

How do we lock in the deal?

Put the price, advance, payment milestones and possession date in a sale agreement both sides sign.

3

Register

How does ownership actually transfer?

Draft the sale deed (or a gift, release, partition or settlement deed), pay stamp duty and register it at the sub-registrar.

4

Khata

Is the municipal record in my name?

Move the khata to the new owner, correct a wrong entry, or get a first khata for a property that never had one.

5

Tax

Is the property tax account right?

Put the owner name on the tax record, get an unassessed property assessed, and clear any arrears.

6

BESCOM

Are the electricity bills in my name?

Transfer the BESCOM connection to the new owner, or apply for a new connection.

What it costs

Sevantay's service fees. Stamp duty, registration fees, municipal and BESCOM charges are paid at actuals; GST applies to our fee where applicable. Complex files are quoted after a document check.

The Encumbrance Certificate figure is the full online price including GST. Khata and tax prices apply to the BBMP area.

Which authority holds your property's records?

The same service — a khata, a tax update — follows a different procedure depending on who holds the record. We confirm this first, from your documents, before quoting.

BBMP area

Core Bengaluru, now governed through the Greater Bengaluru Authority and its city corporations. Khata is issued as an e-khata and is needed at registration. Our listed khata and tax prices apply here.

BDA layouts

Sites and houses allotted by the Bangalore Development Authority start their records with BDA (allotment, possession, and the lease-cum-sale to absolute sale steps) before the municipal khata.

City / town municipal councils

Areas on the city edge outside the BBMP area keep property records and tax with the local council on its own system. Quoted after we see the documents.

Gram panchayats

Village-area properties are recorded by the panchayat (e-Swathu). Conversion and layout approval matter more here. Quoted after we see the documents.

How we work

  1. 1. Send what you have. Photos of deeds, khata, tax receipts and bills on WhatsApp are enough to start.
  2. 2. We map what is missing. You get a list on day one, so the file is complete as early as possible — timelines run from a complete document set.
  3. 3. A written quote. Our fee and the expected government charges, separately, before any work starts.
  4. 4. We file and follow up. One coordinator, WhatsApp updates at each step, and in-person visits only when your signature or presence is needed.

Prefer to meet? Our office is at 1st Floor, No 10, 68/26, Kanakapura Main Road, opp. Metro Pillar No. 56, J. P. Nagar, Bengaluru 560078 (Mon–Sat, 10 am – 6 pm (closed Sunday)). Directions.

Frequently asked questions

What has to be done after I register a property in Bangalore?

Three records do not update on their own: the khata, the property tax account and the BESCOM electricity connection. Clear any tax arrears, transfer the khata, update the tax account, then move the BESCOM connection — in that order. Our after-registration package does all three from one set of documents.

What should I check before paying an advance?

At minimum an Encumbrance Certificate and a legal opinion on the seller's title — the deed chain, any mortgages and whether the khata and tax records match. For a new or under-construction flat, full due diligence also covers approvals, the occupancy certificate and RERA.

Are your prices inclusive of government fees?

No. Every price on this page is Sevantay's service fee. Stamp duty, registration fees, municipal and BESCOM charges are paid to the authority at actuals, and GST applies to our fee where applicable, except where a price says "incl. GST". The Encumbrance Certificate price shown is the full online price including GST.

When does the timeline start?

When the document set is complete. Most delays in property work come from a missing deed or an unpaid due; we list what is missing on day one so the clock can start as early as possible.

Do you handle properties outside the BBMP area?

Yes — BDA layouts, municipal council areas and gram panchayat areas around Bengaluru. Procedures and fees differ by authority, so these are quoted after we see the documents rather than at a fixed price.

Can you guarantee an approval or a date?

No one honestly can. Approvals and official timelines are decided by the authority. What we control is a complete, correct application and persistent follow-up — which is what usually decides how long a file takes.

Tell us where you are in the process

Send your documents and we will tell you what is missing, what comes next and what it will cost.

Sevantay is a private facilitation platform, not a government body. We prepare, file and follow up through our verified professional network; approvals, timelines and official fees are decided by the authority concerned.
