Property Purchase — Complete Service

From the first document check to the registered sale deed, one Sevantay team runs the paperwork side of your purchase — so the advance, the agreement and the registration all rest on a verified title.

Typical timeline

3–6 weeks typical from a complete document set to the registered deed, depending on the title and loan timelines

Price range

from ₹29,500 (service fee) + stamp duty & registration charges at actuals

Payment

What you end up with

A purchase where the title was checked before the advance, the agreement says what was agreed, the sale deed matches the title, and registration happens on a date that holds — with every document in one file.

What's included in this service

Each of the steps below is a full sub-service. Sevantay handles every one of them for you — in the right sequence.

Encumbrance Certificate

EC from the Kaveri records for the period the title check needs.

Property due diligence

Title chain, approvals, khata and tax checked, with a written risk report before you pay the advance.

Sale agreement drafting or review

Agreement to sell drafted from the verified title, or the seller's draft reviewed and marked up.

Sale deed drafting

Sale deed drafted to match the title and the agreed terms, ready for stamp duty and registration.

Registration assistance

Stamp duty computed, Kaveri appointment booked and registration-day support at the sub-registrar office.

How it works — step by step

We keep you updated on WhatsApp at every step. You only step in when something requires your signature or presence.

Bangalore-specific notes

Bangalore purchases run through the Kaveri online system and the sub-registrar office with jurisdiction over the property, and for properties in the BBMP area an e-khata is now needed at registration — so a missing e-khata is one of the first things we check. Our office is in J. P. Nagar on Kanakapura Main Road; most of the work is done over WhatsApp, with in-person meetings only for signing and registration. Sevantay is a private facilitation platform, not a government body; stamp duty and registration charges are set by the government and paid at actuals.

Frequently Asked Questions

Why one package instead of separate services?

Because each step depends on the one before. The agreement should describe the property as the verified title does; the sale deed should match both; the registration date depends on the seller's bank releasing originals. One team holding the whole file catches mismatches that separate providers miss.

How is the package priced?

The package service fee starts from ₹29,500 for a standard resale purchase and covers the EC, due diligence, sale agreement, sale deed and registration assistance. A builder project with a joint development agreement, a long or broken title chain, or several owners is more work, so we confirm a fixed figure in writing after a short scope check, before anything starts. Stamp duty and registration charges are always extra, at actuals.

Do you negotiate with the seller or the builder?

No. We handle documentation and process. Price and commercial terms are agreed between you and the seller; we make sure the paperwork reflects them.

What if due diligence finds a problem?

You get the report before paying any advance and decide whether to proceed, ask the seller to fix it, or walk away. If you stop there, you pay only for the work done.

Does this include the khata and BESCOM transfer after registration?

Those are the next stage — see the After Property Registration package, which moves the khata, property tax account and BESCOM connection into your name.
