What you end up with

The khata, the property tax record and the BESCOM connection all in your name — the three records buyers, banks and utilities check — from one set of documents and one point of contact.

What's included in this service

Each of the steps below is a full sub-service. Sevantay handles every one of them for you — in the right sequence.

Khata transfer (BBMP resale property)

Khata / e-khata moved from the seller to you on the strength of your registered deed, with the application filed and followed up to issue.

Property tax name change

Any arrears identified first, then the owner name on the tax account updated so future receipts carry your name.

BESCOM name transfer

The electricity connection (same RR number and meter) transferred to your name, with sub-division follow-up.

One coordinator, one document set

You share the deed, ID and bills once. We sequence the work so each step has what the next one needs.

How it works — step by step

We keep you updated on WhatsApp at every step. You only step in when something requires your signature or presence.

Share the registered deed, ID and latest bills

WhatsApp the registered sale deed, the seller's khata extract, the latest tax receipt, the latest electricity bill and your Aadhaar + PAN.

Bangalore-specific notes

In Bangalore the three records sit with three different bodies: the khata and property tax with the city corporation (the BBMP area is now governed through the Greater Bengaluru Authority and its city corporations), and electricity with BESCOM through its local sub-division. None of them updates automatically when your deed is registered. The fixed package price applies to resale properties in the BBMP area; for a newly built property that needs a first khata, or for BDA, municipal council and gram panchayat areas, we quote after checking the documents. Sevantay is a private facilitation platform, not a government body.

Frequently Asked Questions

Why does the order matter?

Each step uses the one before it. The khata transfer needs tax arrears cleared; the tax account follows the khata; BESCOM asks for ownership proof, which is easiest with the khata in your name. Doing them in sequence avoids rejections.

What does "from ₹17,500" cover?

The Sevantay service fee for all three updates on a resale property in the BBMP area. Government and BESCOM fees, any arrears or dues, and GST are extra. Newly built properties needing a first khata, and properties under BDA, a municipal council or a gram panchayat, are quoted after we see the documents.

Can I take only some of the three?

Yes. Each is available on its own — khata transfer, property tax name change and BESCOM name transfer. The package simply costs less than buying all three separately and uses one document set.

What if the seller left unpaid tax or electricity dues?

We find them in the first week and tell you the amount. Dues stay with the property and normally have to be cleared before the records move; recovering them from the seller is a private matter, best covered in the sale agreement.

Does this include the BWSSB water connection?

Not in the fixed price, but we can add it — mention it when you share your documents and we quote it alongside.
