For lenders, advocates & documentation firms

Encumbrance Certificates and Certified Copies for Banks, NBFCs and Law Firms in Bengaluru

Every property loan or title search needs the same records: an EC, a certified copy of the sale deed, the khata and tax papers. Send them to one team with your own file number, attach the documents once, and follow every request to a downloadable result and a GST invoice made out to your company.

Who uses this

  • NBFCs and housing finance companies collecting property records for loan files.
  • Banks' documentation vendors and loan agents who prepare files for a branch or credit team.
  • Advocates doing title searches who need ECs and certified copies for their reports.
  • CA firms and company secretaries gathering property records for their clients.

What you can order

Encumbrance Certificates (EC)

ECs from the Kaveri digital records for any period from 2004 onwards. Older periods need a manual search of the sub-registrar's registers, which we quote after review.

How it works on a company account

Your team signs in to the Sevantay Enterprise portal at corporate.sevantay.in. Each person has their own login. If you prefer, keep sending requests on WhatsApp or email and our team enters them for you.

  1. 1

Raise a request with your file number

Pick the service and add your own reference — loan, file, case or PO number. It stays on the request and is printed on its invoice.

  2. 2

    Attach the documents once

Each service shows a short checklist. For an EC, that is the registered sale deed; for a certified copy, whatever you have: the document number, year, sub-registrar office, or a copy.

  3. 3

We review and share the amount

Our team checks the documents and tells you in the portal inbox if anything else is needed, or what the request will cost. Nothing is charged when you submit.

  4. 4

    Pay online and download

Pay the request from the portal. Finished documents are ready to download on the request, and the GST invoice, made out to your company, is issued on completion.

Your customer is not contacted. No automatic message goes to the borrower or property owner behind a company request; updates come to your portal inbox. Documents are stored encrypted, every download is logged, and files are deleted 30 days after the request is completed. More on how we keep documents safe.

Frequently asked questions

Can each request carry our loan or file number?

Yes. Add your own reference — loan, file, case or PO number — when you raise the request. It stays on the request in the portal and is printed on its GST invoice, so it matches your own records.

What do you need from us to get an EC?

The registered sale deed of the property as a PDF, and the period you need. The sub-registrar needs the deed to locate the property, so we ask for it before we start. ECs for periods before 2004 are not on the digital records and need a manual search, which we quote after review.

Will you contact the borrower or property owner?

No automatic message goes to the property owner or borrower behind a company request. Updates come to your company's portal inbox. If you want us to speak to your customer about a document, tell us.

How is it priced and billed?

A single EC ordered online is ₹1,179 including GST for any period from 2004. Certified copies, pre-2004 ECs and other work are quoted per request after review, with government fees shown separately. For regular volume we agree per-service rates for your account. Each request is paid online from the portal, and the GST invoice carries your company name and GSTIN.

How long do you keep the documents we upload?

Documents are stored encrypted and every download is logged. They are deleted 30 days after the request is completed, so download what you need before then.

Can we try one request before opening an account?

Yes. Send one real request on WhatsApp or email, and judge the communication and the result before you commit to anything. There is no monthly minimum.

Send us your next property file

Tell us what you need each month. Start with one request, or apply for a company account with logins for your team.
