Is stamp duty 5% or 6% in Bangalore?

Karnataka stamp duty is typically 5% on properties above ₹45 lakh and lower on cheaper properties, plus cess and surcharge that push the effective rate to ~5.6%. Registration fee is 1%. We share the exact number in writing against your guidance value before you pay.

Can you register a resale flat where the khata is still in the builder's name?

Yes — and we recommend starting the khata transfer paperwork in parallel with the registration so the new khata is updated quickly. Sevantay runs both workflows together on request.

Do all parties need to be physically present at the sub-registrar?

Yes. Buyer, seller and two witnesses must be present at the sub-registrar office for biometrics and signatures. We schedule the slot and manage queue time so you are in and out in ~60–90 minutes.

What if the EC shows an old encumbrance?

Old encumbrances (for example, an earlier mortgage that was never discharged) must be cleared before registration. We flag these in the EC report and help you get a release/discharge certificate from the prior lender.

Do you help with loan-linked registrations?

Can I register property in a different sub-registrar office to save money?
