Frequently Asked Questions

Is an 11-month rent agreement really the right duration?

Yes, in Karnataka 11-month agreements avoid the mandatory registration requirement that kicks in at 12 months. Most HRA, bank KYC and employer verification processes accept an 11-month notarised e-stamped agreement.

Can the e-sign be done from a different city?

Yes. Aadhaar e-sign works from anywhere in India as long as the signer has an Aadhaar-linked mobile number for OTP.

Is tenant police verification mandatory?

Yes for all tenanted residences in Bangalore under the Karnataka Police guidelines. Landlords who skip it can be fined. Sevantay files it as part of the bundle.

What about commercial rent agreements?

Commercial and shop-and-establishment agreements are different — they typically need registration, higher stamp duty and clauses like escalation, CAM and GST handling. We handle those as a separate workflow.
